Rama Homes Limited has been accused of misrepresenting facts and mis-selling property by a disgruntled client trying to pull out of the deal.

The client, who sought anonymity says that the Gateway Park project is a nothing but a fraudulent deal meant to steal from potential home owners.

First, he says, the homes are no where near the Gateway Park as it has widely advertised in the media.

Taking a look at Rama Homes Ltd website, it is stated that the 384 3-bedroom units are located next to the Gateway shopping mall a few meters away from the Jomo Kenyatta international Airport.

“Getting to the project takes time. The sales team said that the homes share a perimeter wall with the mall, but those are skewed facts,” the source told Kahawa Tungu.

During the client’s initial trips to Rama Homes offices, they were asked to pay a reservation fee of Sh50,000 for the “Rent to Own” project, the amount of money he has been fighting to get back for a while now.

It is worth noting that the client pulled out of the deal before being allocated a corner house, as requested. But upon requesting to pull out of a deal that was sure to go south, they were mysteriously allocated a unit, House Number C205.

In fact the client intimates, they on numerous occasions sought to see the house plans but were always unavailable or took forever to find upon which they would leave and book an appointment for another day.

Kahawa Tungu has also learnt that potential Rama Homes Ltd investors are asked to make deposits for homes that are yet to be built. The funds, the source says, are being used for other projects.

The real estate company has further been accused of being in breach of contract because terms on the reservation form state that one will get a refund after the plot (not house) has been paid for in full yet clients pay for houses and not plots.

The client is seeking a refund of the money in its entirety with immediate effect as Rama homes sales staff did not act in good faith.

“It is as if they rushed me to pay the Sh50,000 and sign the reservation form in order to give Rama homes money to trade with & further subject me to loss of Sh5,000,” the aggrieved client laments.
