Following a series of complains raised against Rama Homes both on social media and some on Kahawa Tungu, the property company has responded through a ‘Right of Response’ statement in which we, Kahawa Tungu, allow to affected persons/institutions to ensure fairness in telling our stories.
Here is Rama Homes’ Right of Response
Rama Homes Limited is a fully registered dynamic real estate company actively involved in the identification and development of property. We conduct feasibility analysis to determine the viability of each specific project and negotiate the acquisition of profitable projects on behalf of our clients/partners.
When it came to our attention that a number of complaints were doing rounds, we have taken it upon ourselves to set the record straight and respond to each item of complaint as follows:
A client complaint
A client by the name of Irene visited our offices to inquire about our ‘rent-to-own’ product. She registered for allocation as is the procedure for any other client with a sum of Sh50, 000. Later she changed her mind after reading the terms and conditions and the payment plan. As per our standard operating procedure, when a client changes their minds after registering we refund them the full amount of registration minus a 10% which retain to cater for the day to day operations. In Irene’s case, we refunded her the full amount (she has acknowledged that fact through the attached email).

Irene did not understand that our ‘rent-to-own’ products are off-plan developments that are currently in various stages of construction and that it was not a ‘pay-and-move-in’ arrangement. This issue has since been fully sorted amicably with both the parties in agreement.
Location
A query was raised about the actual location of Gateway Park Residential Housing Project. We would wish to categorically state that the housing project is located 800m from Gateway Mall. Anyone who would like to visit the site can contact our offices for a gate pass to the location for verification.
Hiring, Firing and Payment of Our Workers
Our robust human resource policy ensures that sales agents get some of the best remunerations and treatments in the real estate sector in the country. Our employment contract with sales agents guarantees NSSF, PAYE and NHIF deductions. In addition, any sales agent is subject to a Sh30, 000 retainers.
On their part, sales agents are entitled to a 3% commission on initial deposit if one meets their monthly target of selling five units every two months. Failure to meet the target however still guarantees any sales person 1% commission per unit sold. Any individual who works extra hours is paid for overtime and a lunch allowance is borne by Rama Homes Limited. This happens for example when we have activations during the weekends or public holidays that are expressly outside the normal office working hours as per the employment contract.
Changing House Plans Mid-Way
This is expressly false claim and would like to encourage anyone with any such complaints to come forward with it and we promise to address it as soon as possible. We can assure the public that there is no such a case.
Finally, we wish to encourage the public to bring to our attention any issue that they may have experienced in terms of service or product.
We remain committed to our responsibilities and are very happy with the over 80% uptake rate of our projects since we initiated them several months ago.
