Learning how to read a house plan is important when building, buying, or renovating a home. A house plan is a technical drawing that shows the layout, dimensions, rooms, doors, windows, and other features of a building. Understanding the drawing helps you visualise how the finished house will look and ensures that the construction meets your needs. Whether you are a homeowner, builder, or aspiring property developer, knowing how to interpret a house plan can help you make informed decisions.

Understand the Different Types of House Plans

Before reading a house plan, identify the type of drawing you are looking at. Building projects often include several drawings, each showing a different aspect of the structure.

    Common types include:

    • Floor plan: Shows the arrangement of rooms, walls, doors, and windows.
    • Elevation plan: Shows the exterior appearance of the house from different sides.
    • Section plan: Shows a vertical cut through the building, revealing internal details.
    • Site plan: Shows the position of the house on the plot, including boundaries and access areas.
    • Roof plan: Shows the roof layout, slopes, and drainage features.
    1. Identify the Scale of the Drawing

The scale explains how the measurements on the drawing relate to the actual building. It allows you to understand the real size of rooms and other features.

For example, a scale of 1:100 means that 1 centimetre on the drawing represents 100 centimetres, or 1 metre, in real life.

Always check the scale before estimating room sizes or measuring distances on the drawing.

    1. Learn the Common Symbols

House plans use standard symbols to represent different building features. Understanding these symbols helps you interpret the drawing correctly.

    Some common symbols include:

    • Doors, usually shown with a line and an arc indicating the opening direction.
    • Windows, represented by gaps or specific markings in walls.
    • Stairs, shown using parallel lines and direction indicators.
    • Toilets, sinks, and showers, represented by plumbing symbols.
    • Electrical outlets and light fittings, shown using electrical symbols.

Check the drawing’s legend because symbols can vary between architects and drawing standards.

    1. Read the Room Layout and Dimensions

Look at the floor plan to understand how different rooms are arranged and connected. Identify the living room, kitchen, bedrooms, bathrooms, corridors, and other spaces.

Pay attention to the dimensions written inside or beside each room. These measurements show the length and width of the space, usually in millimetres or metres.

Consider whether the room sizes are suitable for furniture, movement, ventilation, and everyday activities.

    1. Understand Walls, Doors, and Windows

Thick lines usually represent walls, while thinner lines may indicate internal details or fittings. Structural drawings provide more information about wall construction and load-bearing elements.

Check the position of doors and windows to understand how people will move through the house and how natural light and ventilation will enter.

Do not assume that every wall can be removed or altered without professional assessment.

    1. Review the Structural and Service Drawings

A complete building plan may include additional drawings showing foundations, columns, beams, electrical installations, plumbing, and drainage.

These drawings explain how the building will be supported and how essential services will be installed. Have qualified professionals interpret technical details before construction begins.

    1. Confirm Measurements and Requirements Before Building

Before approving or using a house plan, check that the dimensions, room arrangement, and site information match your requirements.

In Kenya, ensure the plans have been prepared and submitted through the appropriate professionals and approval processes required by the relevant county authorities.
